Buard of Adjustment Minutes
O;.tber 6, 1986
Face 8
iTL'{R Qi
Applicant: Glenn Carpenter
.0. IIox 397
Everett, tiA 9820G
Project Location:
Zoning: R-S
'T 1
West ot Harbor Lane (Lynnwood Dr.) south of 49th St. S.Y1.
y9o11 - 'a,, ,-.
Vaxiaz,ce Reauested: Variance from E.M.C. 1f.12.050(A) Front Yards, to allow
construction of a sin9e family residence that would be
45 feet froc the centerline of Harbor 'Lane instead of the
55 feet required by Cofi=.
Pearl Maddy suarized C:he staff report (see Variance File No. 38-86) and
preser.ted slides of tte property.
Glenn Carpenter, the applicant, of P.O. Hox 5397, Everett, stated that the
builder had assumed the setback was 20 feet. The house would still be 20 -"
feet from the curb. His neighbor has discovered that if the house were built ,
to Code (i.e., 55 feet from the centerline of the right-of-way) it would block
most of his view from his family room. Therefore, in order ta acconmodate this
neighbor, Mr. Carpenter 8pplied for this variance.
Gordon Davis, a neighbor who also lives on Harbor Lane, stated that he is
completely in favor of this variance because it makes sense.
Motion: Ramona Hoylan offered a motion to grant the mokion as recommended by
Staff. Marie Sullivan seconded the motion.
Vote: Unani:nous in favor of granting the variance.
ITEM 5:
Applicant: Dale A. and Joyce Lyski
1430 Rucker
Everett, Washington 98201
Project Location: 1430 Rucker
Zoning: R-2
Variance Requested: Variance from E.M.C. 19.16.050(B) to allow construction
of a ten-foot by twelve-foot addition to an existing
single family residence. Said addition would bc+ seven
feet from the south side lot line instead of the ten feet
reqnired by Code.
The existing structure is nonconforming as to gross
floor area ratio at .52 and the addition will increase
the gross floor area ratio to .54 instead of the .35
allowed bp Code.
