INTRODUCTION <br />The project site is located approximately one-quarter mile south of the intersection of <br />Hardeson Road and Mertill Crcek Parkway on the east side of �iardeson Road. More <br />generally, the project is located in Section 2, Township 28 North, Range 4 East, in the <br />City of Everett, Washington. <br />The proposed project is the construction of three commercial buildings with associated <br />parking area on 21.84 acres of land identified as Tract 3 of an existing binding site plan <br />(Tract "C-1" ARN 8910185003, copy provided in the Appendix). Tract 3 will be <br />subdivided into two lots and a Tract by another binding site plan. The stortn drainage <br />det.^ntion and water quality faciliry will be constivcted within the tract (Tract A) located in <br />the northwest wmer of the property. The nortlierly lot (Lot i) will be occupied by King <br />Extrusion and the tenants / ownership of the southerly lot (Lot 2) is to be determined at a <br />later time. Additionally, the southerly lot may be subdivided into two lots for two <br />separate tenants / owners (lots identified as 2A and 2B) when the binding site plan is <br />prepared. <br />In the developed condition the site will be approximately 78% impervious. Runoff from <br />the current site is collected by a network of temporary erosion control swales and is <br />conveyed to a temporary erosion control pond located near the northwest property wrner. <br />The existing pond discharges into an existing tightline conveyance system located in <br />Hardeson Road which discharges into the existing Merrill Creek flume on the west �ide of <br />Hardeson Road which then discharges to the Regional Detention Facility to the north of <br />the flume and to the south of Merrill Creek Parkway. <br />The site is currently cleared and is being used as a borrow pit by Associated Sand and <br />Gravel, the property owner to the east and south of the site. Consequently, the eastern <br />+ portion of the property is being excuvated and contains cut / vertical slopes approximately <br />30 feet in height but the entire site will be graded to slope at approximately 3% to the west <br />� <br />Slorm Drninnge Report For King Erlrwsion - Page l <br />� <br />
