development regulations in the 'Loning Code and the SW Everett Mitication Decision <br />Document. <br />C'ond�sions: The proposed Binding Site Plan is consistent with die Everett General <br />Plan. <br />Zoning - Whether the proposed Bindine Site Plan, site plan and other reyuired <br />application information mects the zonine reeulations, except as permitted by this <br />article. <br />Findines: The proposed lots are located in a zone designated as M-1, Office and <br />Industrial Park. Compliance with Zoning Code standards will be enforced at the time <br />of building permit review and prior to issuance of a certiticate of occupancy. The <br />applicant has proposed a Building Moclulation Mociification approval, which is being <br />processed. The site plan for King Extrusions must be mociified to meet building <br />perimerer landscape requirements of the 7.oning Code. Revisions to the landscape plan <br />will also be required to meet Zoning Code standards. <br />Concl�cions: With minor site plan and landscape plan revisions and approval of a <br />Building Modulation Modification Approval, the proposal will comply with 'l.oning <br />Code standards. Compliance must be demonstrated prior to issuance of a building <br />permit and occupancy permit. <br />3. Physical Setting - Whether the proposed Binding Site Plan, site plan, and other <br />required application information properly takes into account the topography, drainage, <br />vegetation, soils, and any other relevant physical elements of the site. <br />Findines: The sire has been mined under a previous mining permit. The only <br />vegetation remaining on the site is grass on steep slopes on the northern portion of the <br />sire. Steep slopes exist at the north, east and south sides of the property. Proposed <br />final grades would be approximately equal to Hardeson Road along the west properry <br />line. Revegetation of mined slopes will be required per the conditions in the SW <br />Everett Mitigation Decision Document.
