11. As-builts of storm sewer, sanitary se�ver, and water systems will be required to be <br />submitted per City Design and Consuvction Standards and Spocifications for <br />Development. <br />12. Any broken or damaged sidewalk sh;ill be repaired/replaced per the City Public Works <br />Inspector. <br />13. The application assumes uses will be 509b warehouse and 5096 manufacturing. A <br />minimum of 305 parking stalls are required for that mix of uses, and 319 are <br />proposed. The owner must ensure that uses fall within the proposed mix and that all <br />Zoning Code parking requirements are met. A minimum of 8 accessible spaces must <br />be provided on the site. <br />14. Ordinance No. 2036-95 lists prohibiteci uses un the site over that prohibited in the <br />zoning code, including asphalt or concrete batch plants, vehicle impound yards, truck <br />maintenance services except as accessory use to a permitted transportation activiry, <br />uses requiring outdoor storage of bulk or raw materials that cover more than 50`% of <br />the lot area, petroleum refineries, cement manufacturing, blast furnaces, smelting, dtop <br />forge industries, fertilizer manufac[ure, sanitary landfills, solid waste transfer stations, <br />wasta to energy facilities, electrical power generating facitities, sewage treatment plans <br />except for industrial pre-treatment for on-site uses, and composting facilities. <br />15. A pedestrian circulation system for the site must be approved by the Planning Director <br />and Traffic Engineer prior to the issuance of any building permits. Walkways must <br />allow pedestrians and wheelchairs to gain easy access from sidewalks and bus stops to <br />building entrances through the use of paths which are physically separated from vehicle <br />traffic and maneuvering areas. (See the city's Design and Construction Standards and <br />Specifications Manual and Section 39.165 of the Zoning Code.) <br />16. Placement and screening of refuse disposal areas must be provided per Section 39.080 <br />of the Zoning Code as follows: <br />a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all <br />multiple family, commercial, industrial, and institutional developments and shall <br />not be located in a required front yard setback area, or street side setback area <br />for corner lots. Where an alley abuts a lot, the garbage rec;eptacles, dumpster, <br />or recycle bin shall be located adjacent to the alley. The refuse disposal areas <br />must be shown on the plans submitted for Building Permits. <br />b. All garbage dumpsters and recycle bins must be screened from view from the <br />street and from adjacent properties. This screening may be done using dense <br />vegetation or by placing the dumpster or recycle bin in a structural enclosure. <br />
