Any rockeries or retaining walls proposed in required setback areas must be in <br />conforrt►ance with Section 39.150 of the Zoning Code. <br />18. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 <br />of the 'Loning Code. <br />19. The required front yard setback is 20 feet. The required side and rear yard setbacks <br />are one foot for each 2 feet of building height. For a building height of 30 feet, the <br />required side and rear yaru setbacks would be IS feet. <br />20. Building height shall bc a maximum of 80 feet. <br />21. landscaping must be provided per Section 35 of the Zoning Code, except as otherwise <br />required in Ordinance No. 2036-95 and the Landscape Modification Determination. At <br />a minimum this must include the following: <br />a. A"see through buffer" meeting the requirements of Type II landscaping as <br />described in the mning code shall be planted along the Hsrdeson Road frontage <br />within or adjacent to the Merrill and Ring Creek stream corcidor, as permitted <br />by the regulations of Section 37 of the zoning code. <br />b. The requirements of Landscape Category D shall apply to interior lot lines. <br />This includes 10 feet of Type II landscaping. See the landscape modification <br />for requirements for the interior lot line between Lot I and L.ot 2. <br />c. A minimum of 35 sf of landscaping shall be provided in the interior of the <br />parking lot for each parking stalls. Landscaping must be provided and iocated <br />per Section 35.080E of the Zoning Coc1e. <br />d. Prior to issuance of any permits, landscaping plans must be reviewed and <br />approved by the Planning Department per Section 35.1��0 of the Zoning Code. <br />The landscaping plan must show location and dimens�ons of required vegetated <br />swales, wetponds, detention ponds, rockeries and retaining walls, and grading <br />at 2 foot intervals. Irrigation systems must be provided in all landscaped areas <br />per Section 35.130 of the Zoning Code. A 2 year maintenance assurance device <br />must be provided for the I:,ndscaping per Section 35.130B of the Zoning Code. <br />22. Prior to issuance of occupancy permits, the applicant must demonstrate that stream <br />corridor plantings are consi;;tent with the planting plan approved in SEPA k30-90. <br />l o �l1� <br />
