INFOItMATION FOR DEVELOPER: <br />The foilowing informTtion is providect for the developer's benefit. These are not SEPA <br />conditions. All requirements are preliminary in nature, and are based upon the preliminary <br />site plan and the ordinances in effect at time of submittal for SEPA rcview. The proposal <br />must comply with all ordinances in effect at the time a complete building permit <br />applfcation is tiled, including those not specifically set forth herein. (Exception: For <br />vesting under the Zoning Code, please refer to Section 44 0£ the Zoning Code). Contact the <br />Plannittg Departznent for information regarding appeals processes for the requirements listed in <br />this document. <br />APPLICABLE CONDITIONS FROM SW EVERETT MITIGATION DECISION <br />DOCUMENT <br />Transportation <br />1. Traffic Mitigation is $150,900.00 which must be paid prior to issuance of building <br />permits. (SEPA Transportation and Land and Shoreline Use Policies) <br />2. Transit routes/schedules and high a:cupancy vehicle information must be prominentiy <br />displayed for employees at on-site commute information centers and ncar associated <br />walkways. Preferential parking space locations for carpools and vanpools must be <br />provided on all sites. Buildirgs must inco�orate bicycle and pedestrian amenities <br />such as lockers, shower rooms, and bicycle stands. (SEPA Transportation and Land <br />and Shoreline Use Policies) <br />Earth/Geologically Hazardous Areas <br />3. Threshold: Sites designated as geologically hazardous areas may lx mociified if <br />approved by the Pianning Director based upon rcview of a geotechnical report that <br />shows the proposal meets the criteria of Section 37 of the Zoning Code. The report <br />must show that the modifications will not create a hazard to the subject property or <br />surrounding properties. <br />Based upon the Geotechnical Report by Earth Consultants, Inc., dated July 16, 1998, <br />the Planning Director issued a decision allowing paving to extend to the tce of the <br />slope. Ail buildings must be setback 25 feet from the tce of the slope. See the <br />attached REVI decision. <br />4. Grading/filling on-site shall not adversely affect adjoining sites. (SEPA Earth and <br />Water Policies) <br />5. Clearing limits shall be staked, tlagged, and/or fenced off prior to initiation of any <br />clearing or land alteration activities as approved by the Engineering and Public Services <br />Inspector. The clearing limit along the tce of the slope shall be fenced during <br />3 <br />�1 <br />
