For specifics on design of refuse and recycling facilities, contact Rubatino <br />Refuse Removal, Inc. at 259-0044 for areas generalty north of 112th Street. <br />For areas east of I-5 from Valley View south, contact Waste Management <br />Northwest, Inc. at 337-1197. <br />17. Any rockeries or retaining walls proposed in required setback areas must be in <br />conformance with Section 39.150 of the Zoning Code. <br />18. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 <br />of the Zoning Code. <br />19. The required front yard setback is 20 feet. The required side and rear yard setbacks <br />are one foot for each 2 feet of building height. For a building height of 30 feet, the <br />required side and rear yard setbacks would be 15 feet. <br />20. Building height shall be a maximum of 80 feet. <br />21. Landscaping must be provided per Section 35 of the Zoning Code, except as othenrise <br />required in Ordinance No. 2036-95 and the Landscape Modification Determin:.t�or.. At <br />a minimum this must include the following: <br />a. A"see through buffer" meeting the requirements of Type II landscaping as <br />described in the zoning code shall be plantecl along the Hardeson Road frontage <br />within or adjacent to the Mercill and Ring Creek stream corridor, as permitted <br />by the regulations of Section 37 of the zoning code. <br />b. The requirements of Landscape Category D shall apply to interior lot lit�es. <br />This includes 10 feet of 7'ype Il landscaping. See the landscape modification <br />for requirements for the interior lot line between L.ot 1 and C.ot 2. <br />A minimum of 35 sf of landscaping sitall be prov:ded in the interior of the, <br />parking lot for each parking stalls. Landscaping must be provided and located <br />per Section 35.080E of the Zoning Code. <br />d. Prior to issuance of any permits, landscaping plans must be reviewed and <br />approved by the Planning Department per Section 35.100 of the Zoning Code. <br />The landscaping plan must show location and dimensions of required vegetated <br />swales, wetponds, detention ponds, rockeries and retaining wall�, and grading <br />at 2 foot inrervals. Irrigation systems must be provided in all landscaped areas <br />per Section 35.130 of the Zoning Code. A 2 year maintenance assurance device <br />must be provided for the landscaping per Section 35.130B of the Zoning Code. <br />22. Prior to issuance of occupancy permits, the applicant must demonstrate that stream <br />corridor plantings are consistent with the planting plan approved in SEPA J130-90. <br />lo �1 <br />/ <br />
