INFORMATION FOR DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA <br />conditions. All requirements are preliminary in nature, and are based upon the preliminary site <br />plan and the ordinances in effect at time of submittal for SEPA review. The proposal must <br />comply with all ordinances in effect at the time a complete building permit application is <br />filed, including those not specifically set forth herein. (Exception: For vesting under the <br />Zoning Code, please refer to Section 44 of the Zoning Code). Contact the Planning Department <br />for information regarding appeals processes fir the requirements listed in this document. <br />Detailed drawings in accordance with City Design and Construction Standards shall be <br />submitted to the Public Works Department showing site parking layout, landscaping, <br />utilities, stone drainage, temporary construction erosion control, and all required <br />improvements in the public nght-of-way. Public Works Department approval of these <br />drawings is required prior to any permits being issued. All improvements shall be <br />completed, approved, and warranted before Occupancy permits are issued. <br />2. This project must comply with the current City of Everett Building Code and sprinkler <br />Ordinance. <br />Special charges for connection to the sewer and water systems in accordance with <br />Ordinance 1171-85 and subsequent revisions are applicable. These charges are based on <br />projected water usage and can be substantial. The Applicant is encouraged to obtain a <br />copy of the ordinance and determine estimated charges prior to building permit <br />application. The actual charges shall be computed by the Public Works Department per <br />the ordinance in effect at the time of building permit issuance. <br />4. City Streets are to be kept clear of dirt and debris at all times during the construction. <br />Dust suppression and street cleaning must occur as directed by the Public Works <br />Inspector. <br />5. A one-year guarantee is required on the public improvements for an amount not less than <br />10% of the cost of construction and shall run for one year from the date of issuance of the <br />first Occupancy Permit for the project. <br />6. On -site watermain will be staked within an easement to the City. The easement must be <br />submitted to the City prior to the issuance of permits. <br />7. As-builts of storm sewer, sanitary sewer, and water systems must be submitted per City <br />Design and Construction Standards and Specifications. <br />8. Treatment of stormwater runoff from paved areas must occur prior to discharge of the <br />stormwater from the site or to a stream or wetland. <br />9. Stormwater detention/retention, quality protection, and treatment requirements for this <br />project shall be those requirements in effect at the time of application for Public Works <br />permits, except as allowed for in this document. All stormwater facilities should be <br />designed and initially constructed to meet the requirements of all future expansion on the <br />site. If the stormwater facilities are not designed and constructed initially for all phases of <br />the project, the standards in effect at the time of application for future building permits for <br />subsequent phases will determine the stormwater treatment and detention requirements for <br />those phases of the project. <br />
