22. Landscaping must be provided per Section 35 of the Everett Municipal Code. At a <br />minimum, this must include the following: <br />a. A landscape strip a minimum of 10 feet in width must be Provided along the Hardeson <br />Street frontage outside of the stream buffer area, except for the driveways. This area <br />shall be planted with Type II landscaping. <br />b. A landscape strip a minimum of 10 feet in width .nust be provided along all interior lot <br />lines (north, south) abutting commercial or industrial zones. These areas shall be <br />planted with Type II landscaping. <br />c. A landscape strip a minimum of 10 feet in width must be provided along the west <br />property line. This area shall be planted with native vegetation for bank stabilization <br />and meet the Type II standards as contained in the Everett Municipal Code. <br />d. As an alternative to these standards, the applicant may Propose a master landscaping <br />plan for Planning Director approval that provides a landscaping treatment equivalent <br />or superior to these requirements. <br />e. A minimum of 13,370 square feet of landscaping (exclusive of the landscaping <br />required along street frontage and required perimeter landscaping) shall be provided in <br />the interior of the parking lot for the proposed 382 parking stalls. Landscaping of the <br />planting areas located in the interior of parking lots shall conform with Section 35.080 <br />of the Everett Zoning Code. (SEPA Land Use and Aesthetics) <br />f. Prior to issuance of any permits, landscaping plans must be reviewed and approved by <br />the Planning Department per Section 3 5. 100 of the Zoning Code. The landscaping <br />plan must show location and dimensions of required vegetated swales, wetponds, <br />detention ponds, rockeries and retaining walls, and grading at 2 foot intervals. <br />Irrigation systems must be provided in all landscaped areas per Section 35.130 of the <br />Zoning Code. <br />g. A two (2) year maintenance assurance device must be provided for the <br />landscaping per Section 35.130B of the Zoning Code. (SEPA Land Use and <br />Aesthetics Policies) <br />23. Placement and Screening of refuse disposal areas must be provided per Section 39.080 of <br />the Zoning Code as follows: <br />a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all multiple <br />family, commercial, industrial, and institutional developments and shall not be located <br />in a require front yard setback area, or street side setback area for corner lots. Where <br />an alley abuts a lot, the garbage receptacles, dumpster, or recycle bin shall be located <br />adjacent to the alley. <br />b. All garbage dumpsters and recycle bins must be screened from view from the street <br />and from adjacent properties. This screening may be done using dense vegetation or <br />by planing the dumpster or recycle bin in a structural enclosure. <br />C.
