A <br />day care may be conswcted on the lo[ in the future, but is not part of the <br />cunent application. Merrill and Ring Creek runs along the eastem ponion of <br />the properry. Access will be taken from an existing bridge crossing of the <br />strcam. A stteartt crossing for utilities tnay be ttquired if connection to <br />ezisting on-site u�ilities is not feasible. <br />A Special Property Use Permit is required to alluw govemmental or quui- <br />governmental offices to be located ouaide of the central business district. <br />Background: The proposal is located on a porcion of a site that was opetated as a sand and <br />gravel surface mine since the 1950s. Mining was permitted by the Departrnent <br />of Namral Resources under Surface Mining Petmit No. I0244. <br />Previous Ciry decisions on the property approved the creation of lot lines, a <br />relocation of Merrill and Ring Creek along Hardeson Road, slope remediation <br />of mined slopes alung the western portion of the site, and a landscape <br />modification for interior lot lines (BSP 81-90 and SEPA N13-90). In addition, <br />SEPA M 13-96 approved the construction of the Communiry Transit bus <br />operations and maintenance base on the site. That facility has been <br />constructed.
