Locating the adrttinistrative offices adjacem to the bus opentiont and
mnintensnce faciliry would enhance the efficiency ud service provided to CT employas lacated
at the Hardeson Road site. The public urved by the CT administrative oflica would not be
better served by location in the B-3 zone.
(3) Govermnent activfdes and public tacilkiw tht invdve lage vehkks, buik storse or
proceees that are incompatibk wMlh the pemitted uxs or atated purpose ot f6e B-3 zooe
shall not be located En the &3 mu.
Findints; The administrative offices are direcUy associated with the bus opentiora and
maintenance facilities, which are not compatible uses in the &3 zone.
Conclufoos: The CT administretive of6ces are direcdy associated with uses that are
incompatible witti other permined uses in the &3 wne.
(4) Setbacb for governmental or qusi-eoveromental bulidints end uxs located ouWde the &3
wne shali be determined durlog the evfew process as neassary bed upon the impct t6e
W'uPoeed ux or building wW have upon surroundint P'oPrtles.
Findinp: Most uses in the M-2 zone require a 20 foot front yard setback along arterials, side
yard setbacks of 1 foot for each 2 fat of building height, and rear yard setbacks of 10 tat. The
CT proposal would have much grwter setbacks that required for other uses in che M-2 zone.
The Merrill Creek stream and buffer provide significant setback and screening from Hudeson
Road. The steep slope on the western poction of the properry provides a significant setback from
properties ro che west. The building would be xtback more than 180 feet from de properry to
the south.
CT may propose consttuction of a day cate site in the future. That building would be required to
meet setbacks established in the Zoning Code.
Conclusions: The proposed setbacks fot the CT administrative offices are adequate. The
building will not impact surtounding properties.
STAFF RECOMMENDATION: The staff recommends approval of Special Property Use III M 2-97
for the Community Transit administrative offices to be located outside of the central business disttict.
Written by/7/J%/1
 i
Approved by i ? .
7
