Detailed dnwings in accordance <br />with Ciry Design and Construccion Standards st►all be submitted to the Public Works <br />pepanment showing site parking layout, landscaping, utilities, storm drainage, <br />temporary conscrucnon eros�on conuol, and all required improvements in the public <br />right-of-way. Public Works Department approval of these drawings is required prior <br />to any permus beu►g issued. All impmvements shall be completed, approved, and <br />warranted before Occupancy permits are issued. <br />2. My grading/fill on this sire shall be done so as to not impact the suaounding <br />properties. <br />3. This project must comply with the current Ciry of Everctt Building Code and Sprinkler <br />Ordinance. <br />4. City Streets arc to be kept clear of dirt and debris at all times during dn consttuction. <br />Dust suppression and street cleaning must occur as directed by the Public Works <br />Inspector. <br />5. Special charges for connection to the sewer and water systems in accordance with <br />Ordinance 1998-94 and subsequent revisions are applicable. These charges are based <br />on projected water usage ac►d can be substantial. The Applicant is ecrouraged to obtain <br />a copy of the ordinance and determine estimated charges prior to building permit <br />applicanon. The actual charges shall be computed by the Public Works Department <br />per the ordinance in effect at the time of building permit issuance. <br />6. A one-yeaz warranry is required on the public improvements for an amount not less <br />than 10� af the cost of consuvction and shall run for one year from tt►e date of final <br />approval/issuance of the first Occupancy Permit. <br />7. On-site watermain will be staked within an easemcnt to the City. The eaument must <br />be submitted to the City prior to the issuance of permits. <br />As-builts of storm sewer, sanitary sewer, and water systems must be submitted per <br />City Design and Constcuction Standards and Specificauons. <br />9. Any broken or damaged sidewalk shall be repaired/replaced per the Ciry Public Works <br />[nspector. <br />10. if the proposed fill is intended to support structures at a later dau, the fill shall be . <br />placed in accordance with Chapter 70 of the Uniform Building Code. Should the <br />applicant not wish to conscruct a fill intended to support a suvcture at a Iater date, the <br />applicant will be required to submit a letter to the Ciry so stating.
