� <br />15. Rooftop me�hanical equipment, including vents, must be screened per Section 39.040 <br />of the Zoning Code. <br />16. Building setbacks and Qarking requirements shall be determicxd in the Special Property <br />Use Qermit. Parking must be per City Zoning Code and Ciry Design and Constnution <br />Standards for Development. <br />17. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this <br />must include the following: <br />a. Perimeter landscaping and hillside landscaping must be provided per the <br />previous approvals (BSP 1/1-90, SEPA K30-90, SEPA 1�13-96). <br />b. A minimum of 2,962 square feet of landscaping shall be provided in she <br />interior of the parking lot for the 92 parking stalls proposed. Landscaping must <br />be provided per Section 35.080E of the Zoning Code. <br />c. Prior to issuance of any permits, landscaping plans must be reviewed and <br />approved by the Planning Department per Secdon 35.100 of the Zoning Code. <br />The landscaping plan must show location and dimensions of required vegetated <br />swales, wetponds, detention ponds, rockeries and retaining walis, and grading <br />at 2 foot intervals. A 2 year maintenance assurance device must be provided for <br />tho landscaping per Section 35.130B of the Zoning Code. <br />18. Fire Flow - Based upon 26,000 square feet of Type V-N, sprinklered construction, the <br />fire flow requirement is 2,000-2,250 GPM. <br />19. fjy�� - Two available hydrana arerequircd. They shall be located within 200 <br />driving feet, but not closer than SO feet, of every structure. The location of the <br />hydrants must be approved by the Fire Marshal. <br />20. Fir. e�p ccion (yprinlrlerl cye m- An approved automatic suppression sysrem shall <br />be provided as required by City Ordinance No. 1902-92, Chapter 16.76 of the Everett <br />Municipal Code. <br />Plans for any such system must be submitted to the Building Department and the <br />Everett Fire Departrnent for examination and approval. Such plans must include plans <br />for the underground mains that will supply the sprinkler sys[em. <br />Above ground sprinkler piping must be hydros[atically tested as established in NFPA <br />Standard 13. Underground piping must be hydrostatically tested and flushed as <br />established in NFPA Standard 24 for private fire mains. All such tests must be <br />witnessed by a Fire Department inspector.
