Thus, the <br />EIS assumed a maximum traffic impact during the PM peak hour of 108 trips. The trip <br />generation estimated above for the project is 18 peak hour trips. Therefore the <br />proposed Intracorp Industrial Center - 75th/Tract B project is well within the EIS <br />assumption. <br />Sits Acasss Analysis <br />Access to the project is proposed via a shared driveway onto Hardeson Road <br />and a driveway on 75th St. Southwest. Both Hardeson Rd. and 75th St. S.W. are <br />three-lane streets with a two-way left turn lane. The two-way left turn lane facilitates <br />leR turn ingress/egress movements at the driveways. <br />During our field review there were no apparent site access sight distance <br />problems. Per our discussion with Cily staff, the City is interested in the location o( <br />site driveway to reduce the potential for left turn conflicts. The existing Hardeson Rd. <br />driveway is over 300 ft. south of 751h St. Southwest. There are no other intersecting <br />driveways or streets in the vicinity of this driveway. <br />The irip generation for the proposed Seaway • Tract B project during ihe peak <br />hours is low. The trip generation (or the existing building (Overall Laundry Services) <br />to the north of the project site also appears to be low. Therefore, based on traBic <br />enginoering inspection no operational problems are anticipated at the Hardeson Rd. <br />driveway. <br />The existing centerline stripe on the existing approach to the Hardeson Road <br />driveway is painted white. This centerline stripe needs to be painted yellow to be <br />consistent with the Manual on Uniform Traffic Control Devices. <br />The proposed 75th St. S.W. driveway is around 210 R. (centerline to centerline) <br />west of Hardeson Rd. and around 160 ft. (centerline to centerline) east of ihe Puget <br />Sound Energy driveway. The 75th St. S.W. driveway is low volume and exceeds <br />WSDOT's recommended minimum driveway spacing of 125 (eet. Theretore, due to <br />the iow volume of traf(ic projected to use ihis driveway, no operational problems are <br />anticipated. <br />E0530D7.Lh <br />� <br />
