2. Special charges for connection to the sewer system in accordance <br />with Ordinance 984-83 are applicable. The actual cost shall be <br />computed by the Building Department per the Ordinance in effect at <br />the time and according to the information provided on the approved <br />plans on the date of permit issuance. (SEPA Public Services and <br />Utilities Policies) <br />3. Parking must be per City Zoning Code and City Design and <br />Construction Standards. For the proposed two warehouses and office <br />building, a minimum of 47 parking stalls are required. <br />4. A landscape strip as specified in the site plan submitted for SEPA <br />review must be provided along the entire Hardeson Road frontage <br />between the street and the parking area, except for driveways. The <br />strip within the designated 20 feet frontage setback must consist <br />of substantial landscape buffering to provide visual separation <br />between the proposed development and adjacent residential <br />development. <br />Laraecaping must consist primarily of Northwest native trees, <br />shrubs and groundcover, with a minimum of six evergreen trees of 6 <br />feet minimum height at the time of planting and must be planted in <br />natural clusters. Also adequate irrigation systems must be <br />provided until plantings are well established. <br />In order to ensure that adequate visual screening is provided, a <br />site specific landscape plan must be reviewed and approved by the <br />City's Planning and Public Works Departments prior to the issuance <br />of permits. The proposed rockery and slope design must be certified by <br />Structural and Soil Engineers and reviewed by the City Public Works <br />and Planning Departments prior to construction. And should any <br />portion of the rockery or retaining wall be placed on adjoining <br />property, easement for such structure munt be secured from <br />adjoining property owner prior to issuance of permits. On -site detention Is required, OR, in lieu of providing on -site <br />detention, payment to City Drainage Fund 2340n is allowed per <br />Ordinance 670-80. Any new sewer connections will require that a backwater valve be <br />Installed per Chapter 14.08.190 of the Everett Municipal Code. <br />(SEPA Public Services and Utilities Policies) <br />
