FINAL DECLARATION OF <br />Description of Proposal: <br />The proposed action is the issuance of grading <br />an approximately 130,000 sq. ft. warehouse facility <br />listed requirements were placed in response to <br />Environmental Checklist for this proposal: <br />�C����C�l� <br />NON-SIGNIFICANCE <br />AU ; 12 1980 <br />D <br />File I180-60 <br />CITY OF EV� ftETT <br />Public Works Dept. <br />and building permits to allow the construction of <br />. The following factors were considered and tF�e <br />comments submitted during our review of an <br />l. The site is zoned �1-M, Medium Manufacturing Zone, which would allow this use. A portion of <br />the site is an open, grass field. The remainder of the site is covered with alder saplings and <br />associated undergrowth - some of which has been cleared. The site slopes to the east. <br />2. Participation in the cost to fund the lift station and Sewer Interceptor in the South Everett <br />area is required. <br />3. Drainage requirements must be designed in compliance with the City's Drainage Ordinance. <br />On-site detention is required. A temporary erosion and sedimentation control plan must be <br />approved by the Public Works Department before any clearing, grading or other site <br />preparation can begin. Drainage calculations to be submitted on City Drainage Plan <br />submission form. Reseeding of ex osed <br />work. To minimize erosioq._4dY10� <br />possible. If this lag time is greater than <br />as <br />4. A grading plan is required, including elevations and cross sections of internal traffic <br />circulation, stripping requirements and method of compaction of fill'material. The plan shall <br />also show rework of natural drainage channels. <br />5. A preconstruction conferencc on Civil Engineering portion of project is required prior to <br />approval of Public Works Permit. The applicant shall arrange meeting involving applicant, job <br />superintendent, contractor, all subcontractors, Fire ,vSarshal, Planning Department <br />Coordinator, Building Department Coordinator, Public \Vorks Coordinator, Public Works <br />Inspector, and City Trafiic Gngineer. <br />6. Plans for proposed excavation disposal area must be reviewed and approved by the Planning <br />and Public Works Departments and may reyuire a separate environmental review. <br />7. Utility construction under Hardeson may commence immediately following plan review for the <br />� utilities. It is recommended tliat application for extension of utilities be submitted as soon as <br />possible, to a��oid conflict u�ith the L.I.U. currently in progress. A separate application for this <br />improvement is stron�lv recommended. <br />8. Our review indicates that the westerly driveway should be at least 30 feet, but a maximum of <br />35 feet in width to accommodate truck traffic. The internal circulation on the east side of the <br />structure does not appear to be adequate to accommodate 50 foot whecl base trucks; it <br />appears that a 40 foot wheels base truck will have difficulty. <br />The eastern driveway should be relocated 20 ieet farther to the east to accommodate truck <br />traffic.
