9. A pre-plan submittal meeting is required on the civil engineering portion of this project. Such <br />meeting is to be arranged by the applicant and will include applicant s design engineers and <br />architects, project coordinator, representatives from City Planning staif, Don Czerwinski of <br />the Public Works staff, and th? Public Works Coordinator. <br />10. <br />11. <br />12. <br />Noise impacts may occur on residential uses to the east. State and local noise code <br />requirements must be complied with during operation of this facility. <br />Fxterior signing of the site and exterior building treatment abutting the public right-of-way <br />must be approved by the Planning Department. <br />Exterior lighting shall be designed to IES standards with luminance distance cutoff designed to <br />be approximately at the property lines. <br />13. Substantial landscaping screening five feet in width and at least six Seet in height shall be <br />provided along the Hardeson Road frontage, exclusive of driveways, as a buffer between the <br />proposed facility and the residential uses io the east. Sucii screening, if storage is of permanent use, shall be subject <br />to review and written approval of the Planning Department. Waste and rubbish storage <br />facilities shall be adequately screened from view. <br />Adequate fire flows must be provided and fire hydrants are required within 200 driving feet but <br />not doser than 50 feet of every structure. <br />�� <br />
