Foundation Work Lower dirt in crawl space to provide at least 18" clearance between the earth and the bottoms of the floor joists above. Re-install the plastic ground cover and hanq heat duct work from the flooc framing above where support is needed following dirt removal. Dig dirt out from around hot water tank as neceasary to keep dirt from sliding down and making contact. Pour 3-1/2" thick concrete pad (3' x 3') under tnnk and slightly elevate tank abone new pad to qine some moiature aeparation between new pad and metal tank. Re-install plastic qround cover. Level up house to a"reasonable level". The kitchen floor is slopinq to the back badly and needs to be either raised or shimmed up to level from the top, prior to installation of new underlayment. Level up the kitchen cabineta as necessary if the kitchen floor is raised. Other house areas to be either raiaed or lowered as necessary. Repost all rotted and bug eaten support posts throughout the entire foundatlon. Make sure moiature separation is provided between all posts and conczete piers. Clear dirt away from wood poats at base, giving good wood to earth clearance. Remove all skirting around the entire house, front porch, and wood skirting only under rear deck at the back door. Reskirt with new 2" framinq for solid backing between poets and cover with 5/8" T111 exterior plywood from bottom of wood hotizontal sidinq down to within 12" of the exterior qrade. Install a galnanized metal "Z" atrip under the T111 and then over 1/4" cement asbestos board runninq down into the dirt below. Add moldinqs as necessary where the Tlll meets the wood sidinq above to prevent water from enterinq the foundation. Rebuild foundation acceea door at the same location with 5/8" T111 on hinqea. All new foundation work shall be petformed in cnmpliance with the requirements of the Oniform Building Code, 1982 edition. � / SC'A — 2. Make concrete landing at porch and rebuild steps with treated lumber materials. New landing to be width of steps and extend at least 3' 0" beyond bottom tread nc�se of steps. install a heavy-duty custom-built black wrought iron railing up the south side of the new stepa and fasten secure to the post at the top and into the concrete at the bottom. Remove the garage walk-in door and replace with new exterior prehung solid core slab door with keyed lockset. Owner to paint door.
