Mr. Graff presided; Mr. Bartlett, Mr. Berg. and Mr. Baird were present. Mr. Cronin was absent. (Zoning Ordinance) Paragraph C, Minimum lot size and width for permis- sion to convert an existing single-family residence into a duplex on a lot that cont:iins 4800 square feet. After visually vie'�ring the subject property and considering all the facts, it was moved by Mr. Bartlett, seconded by Mr. Berg and unani- mously carried to deny the applicant's request for the followinq reasons: 1. There caas no evidence of hardship presented by the applicant. 2. There do not appear to be ary exceptional cir- cumstances that do not apply to other proper- ties in the vicir.ity. 3.
