MARKET <br />ANALYSIS <br />Family show event promoters expressed <br />minimal interest in the Everett market. <br />Promoters commented that a 10,000 to 12,000- <br />seat concept is typically an ideal venue capacity <br />for most family shows. Currently, Seattle and <br />Tacoma have larger venues with large target <br />markets. Family show promoters noted that <br />some of the smaller events might be hard to sell <br />and might require that the building co -promote. <br />Professional/Exhibition Sports <br />Examples: <br />World's Toughest Rodeo <br />World Championship Wrestling <br />World Wrestling Federation <br />Professional/Exhibition sports represent <br />potential content providers for the proposed <br />multi -purpose facility in Everett. Event <br />promoters for these types of productions <br />consider the Everett market to be viable. The <br />larger, more established markets (i.e., Seattle) <br />can be difficult to market due to advertising <br />costs, facility rental fees, etc. <br />Although promoters expressed some <br />concern over the proximity of the proposed arena <br />to the larger regional facilities they generally <br />were optimistic about the ability of an Everett <br />arena facility to thrive. <br />Concerts <br />Concerts, which target smaller venues, <br />are also potential content providers for the <br />proposed Everett arena. According to several of <br />the concert promoters, this potential is enhanced <br />by the location of the proposed facility within <br />• <br />close proximity to the future university <br />symposium, which will bring students to Everett. <br />Several promoters who also promote <br />events at the larger regional facilities expressed <br />some general concern over potential fallout due <br />to any perceived encroachment by a smaller <br />arena into the market area of the larger facilities. <br />However, concert promoters were generally in <br />agreement that the Everett market is strong and <br />could support a multi -use arena that would <br />attract a variety of smaller concert events. <br />"Flat" Shows <br />Examples: <br />Conventions <br />Conferences <br />Trade Shows <br />Public Shows <br />• <br />Arenas of the size of the proposed <br />Everett facility typically schedule a variety of <br />conventions, conferences, trade shows and other <br />events that provide solid rental revenues and fill <br />out an event calendar. The potential for such <br />events in Everett and Snohomish County appears <br />particularly strong, primarily because of the <br />current and projected growth in the corporate <br />market, which makes the region an attractive <br />market for such events, and because of the lack <br />of other mid -size but affordable facilities, many <br />events of this type require less space and a more <br />modest event structure than those offered at <br />larger regional facilities (Le., Washington <br />Convention Center). <br />Brailsford & Dunlavey/Ellerbe Becket <br />Page 19 <br />
