SITE ANALYSIS majority of traffic wants to depart the arena at the end of an event. The ability to disperse this traffic so as not to overload one area or route is a key element to a successful location. Fortunately, anticipated event peak periods, in most cases, do not coincide with traditional commuter traffic in the downtown Everett area. Site 1: East Broadway The east Broadway site is bounded by Broadway on the west, McDougall Ave on the east, Pacific Ave on the north and 33`d St on the south. This site is located between the new Everett Station and the Center City. Site Size Rank: Low/Unacceptable. Approximately 212,000 SF and encompasses two blocks While the overall square footage is adequate to accommodate the facility, the width of 250 feet is too narrow to accommodate the anticipated configuration. In order for this site to accommodate the event center, either McDougall Ave is abandoned as a public right of way and that area incorporated into the site; or significant compromises to the building layout are incorporated in order to fit the facility onto the narrow width. The East Broadway site lies at the mid -point between the Center City and the new Everett Station which both contains a good supply of either surface or structured parking This site is within walking distance to restaurants along Hewitt. • Traffic and Access Rank: High. Good access and street capacity • This site is located at the intersection of two major arterials serving downtown Everett. Parking Rank: High. Adequate surface and garage parking Site 2: Everett Station The Everett Station site is bounded by McDougall Ave on the west, Smith Ave. on the east, 32"d on the north and 33`d St on the south. This site is located between the new Everett Station and the Center City. Site Size Rank: Low. Adequate size for Arena Only Approximately 160,000 SF and encompasses one block. The site size is adequate to accommodate the arena only and cannot accommodate the contemplated practice ice sheet. Image Rank: Middle. Visible only from Everett Station. Adjacencies Rank: Low. The Everett Station site is not located adjacent to many restaurants. Traffic and Access Rank: High. Good access and street capacity.
