SITE <br />ANALYSIS <br />majority of traffic wants to depart the arena at <br />the end of an event. The ability to disperse this <br />traffic so as not to overload one area or route is a <br />key element to a successful location. <br />Fortunately, anticipated event peak periods, in <br />most cases, do not coincide with traditional <br />commuter traffic in the downtown Everett area. <br />Site 1: East Broadway <br />The east Broadway site is bounded by Broadway <br />on the west, McDougall Ave on the east, Pacific <br />Ave on the north and 33`d St on the south. This <br />site is located between the new Everett Station <br />and the Center City. <br />Site Size <br />Rank: Low/Unacceptable. <br />Approximately 212,000 SF and encompasses <br />two blocks While the overall square footage is <br />adequate to accommodate the facility, the width <br />of 250 feet is too narrow to accommodate the <br />anticipated configuration. <br />In order for this site to accommodate the event <br />center, either McDougall Ave is abandoned as a <br />public right of way and that area incorporated <br />into the site; or significant compromises to the <br />building layout are incorporated in order to fit <br />the facility onto the narrow width. <br />Image <br />Rank• High. Highly visible <br />The location of this site at the corner of Pacific <br />and Broadway gives the facility very good <br />visibility along this major arterial. <br />Adjacencies <br />Rank: Middle. <br />The East Broadway site lies at the mid -point <br />between the Center City and the new Everett <br />Station which both contains a good supply of <br />either surface or structured parking This site is <br />within walking distance to restaurants along <br />Hewitt. <br />• <br />Traffic and Access <br />Rank: High. Good access and street <br />capacity <br />• <br />This site is located at the intersection of two <br />major arterials serving downtown Everett. <br />Parking <br />Rank: High. Adequate surface and <br />garage parking <br />Site 2: Everett Station <br />The Everett Station site is bounded by <br />McDougall Ave on the west, Smith Ave. on the <br />east, 32"d on the north and 33`d St on the south. <br />This site is located between the new Everett <br />Station and the Center City. <br />Site Size <br />Rank: Low. Adequate size for Arena <br />Only <br />Approximately 160,000 SF and encompasses one <br />block. The site size is adequate to accommodate <br />the arena only and cannot accommodate the <br />contemplated practice ice sheet. <br />Image <br />Rank: Middle. Visible only from <br />Everett Station. <br />Adjacencies <br />Rank: Low. <br />The Everett Station site is not located adjacent to <br />many restaurants. <br />Traffic and Access <br />Rank: High.
