Detailed drawings in accordance with City <br /> Design and Construction Standards shall be submitted to the Public Works Department, showing <br /> site parking layout, landscaping, utilities, storm drainage, temporary construction erosion control, <br /> and all required improvements in the public right-of-way. Public Works Department approval of <br /> these drawings is required prior to any permits being issued. All improvements shall be <br /> completed, approved and warranted before the Occupancy Permit is issued. <br /> 2. Full standard half street improvements are required to Paine Field Way, including but not limited <br /> to curb, gutter, sidewalks, street widening and drainage control per City Design Standards. <br /> 3. Parking must be per City Zoning Code and City Design and Construction Standards for <br /> Development. <br /> 4. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br /> 5. This project must comply with the current Ciiy of Everett Building Code and Sprinkler Ordinance. <br /> 6. Special charges for connection to the sewer and water systems in accordance with Ordinance <br /> 1998-94 and subsequent revision are applicabie. The charges are based on projected water <br /> usage and can be substanlial. Applicant is encouraged to obtain a copy of the ordinance and <br /> determine estimated charges prior to building permit application. The actual charges shall be <br /> computed by the Pubiic Works Department per the ordinance in effect at the time and according <br /> to in(ormation on lhe approved plans at the time of building permit issuance. <br /> 7. Lack of comment on the plans submitted with the application does not constitute approval of <br /> these plans. <br /> 8. City streets are to be kept clear of diR and dehris at all times during construction. Dust <br /> ;uppression and slreet cleaning must occur as directed by the Public Works Inspector. <br /> 9. A one-year warranty is required on the public improvement for an amount not less than 10% of <br /> the cost of construction and shall run for one year from the date of final approval/issuance of the <br /> first Occupancy Permit. <br /> 10. A two-year guarantee is required for private retention/detention or other drainage <br /> treatmenUabalement facililies serving areas larger than one acre. <br /> 11. On-site water main will be staked within an easement to the City. The easement will be submitted <br /> to the City qrior to issuance of permils. <br /> ' 12. As-builts of storm sewer, sanitary sewer, and water systems will be required to be submitted per <br /> City Design and Construction Standards and Specifications for Development. <br /> 13. A Performance Guarantee is required for street improvements on Paine Field Way prior to any <br /> building permit being issued. <br /> 14. Walkways must be provided each building lo the public sidewalk. <br /> 15. All exposed ground must be reseeded within 30 days of the completion of construction. If <br /> reseeding is not practical due to weather or seasonal problems, the ground must be covered with <br /> mulch as directed by the City Engineer. <br /> 16.
