33. Rooftop mechanical equipment, including venls, must be screened per Section 39.040 of the <br /> Zoning Code. <br /> 34. Building setbacks musl be a minimum of twenty (20) feet front yard, five (5) feet side yard <br /> and twenty (20) feet rear yard. Building height shall be a maximum of 45 feet. <br /> 35. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum ihis must <br /> include tt��e following: <br /> a. A landscape strip a minimum of ten (10) feet wide must be provided in the front yard <br /> setback area along the Paine Field Way street frontage, except for the driveway. This area <br /> shall be planted with Type III landscaping. <br /> b. A landscape strip a minimum of ten (10) feet wide must be planted along 'he south <br /> properiy line abutting 112`" Street S.W.. This area shall be planted with Type ill landscaping. <br /> c. A landscape strip a minimum of five (5) (eet wide must be provided along lhe north <br /> properiy line abutting an existing single-family struclure. This area shall be planted with <br /> Type II landscaping. <br /> d. A landscape strip a minimum of len (10) feet wide must be planted along lhe west <br /> property line. Tnis area shall be planted with Type II landscaping in order to screen the <br /> detention tacility. <br /> e. Prior to issuance of any permits, landscaping plans must be reviewed and approved by <br /> the Planning Deparlment per Section 35.100 of tfie Zoning Code. The landscaping plan must <br /> show location and dimensions o(required vegetated swales, wetponds, detention ponds, <br /> rockeries and retaining walls, and grading a12 foot intervals. Irrigation systems must be <br /> provided in all landscaped areas per Section 35.130 of the Zoning Code. A 2-year <br /> maintenance assurance device must be �rovided for the landscaping per Section 35.130B of <br /> the Zoning Code. <br /> 36. A minimum of 3,150 square feet of open space is required on the site per Section 15,030 of <br /> the Zoning Code. Calculations for open space areas must be provided on the plans <br /> submitted for Building Permils. Landscaping in the parking areas and setbacks shall not be <br /> counted in meeting this standard. <br /> 37. On-si!e recrealion facililies musl be provided per Section 15.110 of lhe Zoning Code. Prior to <br /> the issuance o(Building Permits, the Planning Department must approve a plan for on-site <br /> recreation facilities. As part of the building permit application, the applicant must submit a <br /> recreation plan including standards and specifications for recreation areas and equipment, <br /> both inside and outside lhe building, including pictures of proposed equipment. If sufficient <br /> in(ormation is nol known at lime of submittal for building permits, minimum specifications or <br /> examples musl be provided. Prior lo lhe issuance of Building permits, lhe Plannir� <br /> Department must approve a plan for on-site recrealion facililies. Tot lots must be located in <br /> central areas, where adequale supervision of children can be provided. <br /> 38. Building fa�ade modulation and roofline variation must be provided per Section 15.050 of the <br /> Zoning Code. The maximum permitled wall length without building fa�ade modulation is 30 <br /> feet. <br /> /�v <br />
