The City of Everett is eaperiencing rapid groxth which has resulted in a <br /> need for expanded school facilities to serve the increasing school <br /> population. There is a need within the City for the proposed ezpanaion <br /> and the proposed Special Property Use Pexmit. <br /> � 1 8. The elementary school fronts Pecks Drive and East Drive which are <br /> '�' improved to City standards. The utilities are lacated within the <br /> streeta. The adequacy of the streets and utilities is apparent for the <br /> f�' isauance of the Special Property Use Pexmit. <br /> '�' 9. The tzaffic impacts to be generated from the propoaed expansion will be <br /> insignificant. No traffic mitigation will be required for the site. <br /> ' ' 10. The school will have a total of 60 parking stalls for staff and <br /> ��' parents. There is no specific standard set forth in the Everett Zoning <br /> Code, but the Code does emphasize that parking shall be determined on <br /> '�' need. Adequate parking is available. <br /> ��' 11. The Everett Planning Department submitted at the public hearing that a <br /> review of the total number of parking stalls had been made and that the <br /> �1 Applicant was required to have 54 total parking places on-site. <br /> �' 12. Access to the site will be off Pecks Drive. Access will not impact <br /> �' traffic circulation. <br /> ' 13. The propoaed school will be consistent with the designs, size, height, <br /> and setbacks i¢ the general orlentation of the existing school. In <br /> addition, landscaping will hc incteased to enhance the addition and the <br /> general design of the building. <br /> 14. No proposed signs will be required on-site. There will be u building <br /> identification sign Which will be a minimum aized sign. <br /> 15. A Landscaping Plan is required. The Applicant must submit a Landecaping <br /> Plan that conforma to the Zoning Code standards. <br />
