Contact the Planning Depanment for iniormaUon regarding appeals <br />processes for the requlroments listed in this document <br />Detalled drawinys in acoorclance with City Deslgn and ConsVuction Standards <br />shall be submitted to the Public Works Department showing slte parking layout, <br />landscaping, udlkks, stortn drainage, temporary construcdon erosion oontrol, <br />end all required lmprovements in the public n�ht-of-way. Public Works <br />Department approval of these drawings is required prlor to any pertnits beiny <br />(ssued. All improvements shall be completed, approved, and warranted bsforo <br />Occupancy permits are issued. <br />2. Full standard half street improvements are required to 33rd and 34th streets, <br />induding, but not Ilmited to, curb, gutter, sidewalk, street wideninp, hansi6ons <br />and drainage control per Cfty standards per Ordlnanoe 555-78 as amended. <br />3. <br />►� <br />On-site detentlon of stormwater runotf is required per city standards. <br />Any broken or damaged sidewalk shall be repaired or replaced per the Cfty <br />Publlc Works Inspector. <br />5. A grinder pump wlll be required for the side sewer connection to the public sewer <br />system.if the flnished floor elevatlon of the building is less than the potendal <br />hydraulic grade line at the sewer connectlon point <br />6. City Streets are to be kept dear of dirt and debris at all times du�ing the <br />conshuction. Dust suppresslon and street deaning must occur as dfrected by <br />the Public Works Inspedor. <br />A Performance (3uarantee is required for the public sheet and alley <br />improvements prior to any building pertnit being issued. <br />8. A one-year warranry is requlrod on the publlc improvements for an amount not <br />less than 10% of the cost of constructl�on and shall run for one year from the date <br />of issuance of the first Occupancy PermR for the proJect. <br />9. Par{cing must be per Criy Zoning Code and Cily Deslpn and Conshucdon <br />Standards and SpeciTicatlons. For a 29,300 square foot warehouse, a minlmum <br />of 20 off-street parking stalls are required. <br />10. <br />11 <br />The alley on which thls proJect has trontage must be paved to cfty standards, <br />including drainage control. <br />Thls project must comply with the state building code and the city sprinkler <br />ordinance. <br />
