Placement and screening of refuse disposal areas must be provided per Section <br />39.080 of the Zoning Code as follows: <br />a. Garbage receptacles, dumpsters, end recycle bins shall be provided in all <br />mul6ple family, commercial, industrial, and insti�ional developments and <br />shall not ba located in a required iront setbadc area, or street side sefbadc <br />area for camer lots. Where an allay abuts a lot, the garbage receptades, <br />dumpster, or recyde bin shall be located ad�acent to the alley. . <br />b� thegstreet and from adjacen�rope(i�tles. Thbs scroeni g may�be done <br />using dense vegetation or by pladng the dumpster or recycle bin (n a <br />structural endosure. <br />c. For speciftcs on design oi refuse and recyding facilftles, contact Rubatino <br />Refuse Removal, Inc. at 259-0044 for areas generally north of 112th <br />Street. For areas east of I-5 from Valley View south, contact Waste <br />Management Northwest. Inc. at 337-1197. <br />d. Dumpsters over 1.5 cubic yards capacfty shall be located a minlmum of <br />five feet from the building. <br />13. Lack of comment on the plans submilted with the applicatlon does not constitute <br />approval of these plans. <br />14. Rooftop mechanical equipment, induding vents, must be screened per Section <br />39.040 of the Zoning Code. <br />15. There are no building setbacks required by the zoniny oode. Buildiny height <br />shall be e maximum of 65 feet <br />16. Landscapin� must be provided per Section 35 of the Zoniny Code. At a <br />minimum this must indude the following: <br />a. A landscape strip a minimum of ten feet wide must be provided along 33rd <br />Street and Pine where the pa�lcing lot is proposed, exoept for the <br />driveway. This area shall be planted with Type III landscaping. <br />b. A landscape sMp a minimum of five feet wide must be provided alony the <br />south property line of the proposed parking lot. This area shall be plarrted <br />with Type III landscaping. <br />c. A minlmum of 508 square feet of landscaptng shall be provlded fn the <br />interior of the parking lot tor 1he 29pa rldng stalls. Landscaping must be <br />provided per Sec�ion 35.080E of the Zoning Code. <br />d. �Prior to Issuance of any pertnfts, landscaping plans must be reviewed and <br />approved by the Planning Departmentpe r Secdon 35.100 of the Zoning <br />Code. The landscaping plan must sh�w location and dimensions of <br />requlrod vegetated swales, wetponds, detention ponds, rocke�ies and <br />retaining walls, and grading at 2 foot intervels. Imgation systems must be <br />provided in all landscaped areae per Section 35.130 of the Zoning Code. <br />A 2 year maintenance assurance device must be provided for the <br />landscaping per SeGion 35.1306 of the Zoning Code. <br />
