On <br />Wednesday, September 18�' an inspection was made in the lower dwelling unit in <br />response to a complaint. The complaint by the tenant was that there are several water <br />leaks in the ceiling possible coming from the plumbing or unit above. The tenant is was <br />also concerned that the electrical system has been damaged due to the water leaks. <br />The list below denotes significant issues that were found to be out of compliance within <br />the building based on non-destructive investigations. It is important to note however that <br />not all of the possible deficiencies in the building were or could have been found based <br />on these limited inspections. For a comprehensive investigation, owners are encouraged <br />to secure the services of licensed design professionals and contractors. As this is not a <br />complete list, additional issues may therefore arise during subsequent plan review and <br />inspection. <br />Code references include the 2006 Everett Building code (EBC), 2006 Everett Residential <br />Code (ERC),1006 Everett Fire Code (bFC), 1997 Everen Housing (ENC), 20J6 Everett <br />Pluming Code (EPC). 2006 Evere�t Mechnnical Code (EMC) and 2005 Everett Electrical <br />Code (EEC). <br />FINDINGS <br />Several water (eaks were noted to be coming from the plumbing above the ceiling of the <br />lower unit as well as below the kitchen sink. Plumbing that is not maintained in good <br />condition to the extent noted in the dwelling is a violation of EHC Section 1001.6 <br />Smoke alarms are required to be provided in each sleeping room as well as each room <br />leading to a sleeping room. The smoke alazms must be hardwired and provided with a <br />battery backup. Interaonnection is required between stnoke alarms such that if one <br />smoke alazm is activated then all alarms within the unit will activate.
