EVERETT. �'�'�SHINGTON <br />Mr. Diedrich, who owns Lot 22 and the west lialf of Lot �3, Block 3, <br />Beverly Viewlands No. 1, has entered into a contracC for the purchase of <br />the north 70' of Lot Z4 and tne •iorth 7U' of the east halt of Lot 23. This <br />gives him a total area of appro�imately 27, 800 squarc feel. He has also <br />entered inlo a lease agreement wiCh a Mr. Gene Bastis for approximately <br />31, 250 square feet of P. U. D. righC-of-way. Both of Chese parcels together <br />would give Mr. Diedrich the required acreage to Uoard a horse if yon <br />consider the ploperties to be conCiguous. There is, however, a dedicaCed <br />street (Commercial Avenue) sepr.raCing the propertics. This street is 25 <br />feet wide. <br />There is no evidence that Mr. Diedrich has made any aCtempt to use Che <br />land acquired from P. U. D. , possiUly Uecause it would require fencing. At <br />Che present time the horse is confined Co a corral that is adjaccnC to the <br />stable and has an approximaCe arca of 5, 000 squarc feeC. The horse appears <br />healthy and conCenCed. <br />On June 7, 1971, Mr. Diedrich applied for, and was granted, a permiC to <br />construc[ a 16x16 slorage shed. This sCruclure was laCer converted into a <br />slaUle for dte horse. This appears to be in violaCion of �. C. G 10. 12. 100 <br />as he does noC have permission to do so (from Che Health Board). It also <br />violaCes �. G C. 10. 24. O11 as it is not 50 feet irom the properC}� line. Duc <br />to the physical layout of Mr. Diedrich's plot, it is impossiUle for him to <br />meet this setUack requirement. <br />The sCaUle, although new and well maintained, and its adjacent corral can <br />well Ue considered as a detriment to Che aesthetic values of the neighUorhood. <br />It is also quite possible ChaC lhe smell would affect Che neighUors during warm <br />weather as Mr. Diedrich scatters the wastes outside Nie corral rather Chan <br />collect tliem.
