3. The Impact of traffic generated by tha proposad use on the surrounding area, <br />pedestrian clrculatfon and public aafety; and the ability of the proponent to mitigate <br />such potential impacts. <br />Finding: The proposal should not generate any additional traffic than currently exists. <br />Concluston: No adverse impacts to traffic are anticipated as a result of the proposal. <br />4. The provision of adequate off-street parking, on-site circulation, and site access. <br />Finding: The site is unmanned and therefore does not require any pertnanent on site <br />parking. <br />Conclus(on: The site has adequate parking for the proposal. <br />5. Compatibility oi proposed structures and Improvements with surrounding <br />propertles, including the size, height, location, setback and arcangement of all <br />proposed buildings and facilkies, especlally as they relate to Iight and shadow <br />fmpacts on more sensitive land uses and less fntens(ve zones. <br />F(nding: The proposed structure is less than 48" in height. The new equipment will be <br />located behind an existing 6' tall slatted chainlink fence. The perimeter of the fence does <br />have some existing landscaping, however additional landscaping may be required <br />depending on the quality and quantity of the vegetation present. <br />Conciusion: Notice will need to be provided to the adjacent properties prior to installation <br />of the structures. The proposal is not anticipated to have any adverse impacts on the <br />surrounding properties. <br />6. The number, size and location of signs, especfally as they relate to more sensitive <br />land uses. <br />Finding: No new signage is proposed at this time. However any new signage will require a <br />sign pertnit compliant with the Cily of Everett Zoning Code. <br />Conclusion: Not applicable. <br />The landscaping, buffering a�d screening of buildings, parking, loading and storage <br />areas, especially as they relate to more sensittve land uses. <br />Findings: New landscaping may be required around the existing fence in order to provide <br />a visual screen and buffer between the structure and the adjacent properties. <br />Conclusions: Additional landscaping may be provided on site. A landscape plan will be <br />required at time of building permit application, which shows the quantity, size, and type of <br />all vegetation around the equipment enclosure. <br />8. The generat(on of nuisance irritants such as noise, smoke, duat, odor, glare, visual <br />blight or other undesireble fmpacta. <br />
