The subject property is zoned R3 Medium Density Mullipie Family. The R- <br /> 3 zone allows for a building density potential of 1 unit per every 1,500 square feet of land area. In <br /> order for a duplex lo be constructed on site the lot would need lo be a minimum of 3,00^o���'�a <br /> feel in area. On July 2, 1985 the Ciry of Everett approved a Nonconforming Building C'•.:; ! .;,;�..•, <br /> (NCB#7-85)for the subject property. The information provided by the owner at the tir+�E �aaa !'�.::. <br /> lhe lot was 25'wide by 119.87'deep for a total lot area of 2,996.75 square feet. A site pian wa� <br /> provided wilh the application, which documented the lot dimensions as well as the building <br /> setbacks on site, which have been eslablished as legal nonconfortning. The property dimensions <br /> provided by the owner at this lime are consistent with the infortnation contained on lhe oric�inal <br /> plat map on file with the City, which is available to review at our office. <br /> The Metroscan Property Profile you provided our office does provide information which states that <br /> the lot area is 3,049 square feet in area. However, there is a disclaimer contained on the <br /> Metroscan profile, which states the following: "Infortnation compiled from various sources. Real <br /> Estate Solutions makes no representations or warranties as to the accuracy or completeness of <br /> information contained in this report" If you believe the information contained on the original plat <br /> map is inaccurate, then you may provide the City with a record of survey,which demonstrates the <br /> proper lot dimensions. <br /> Since the information available to lhe City represents the lot as being only 2,996 square feet in <br /> area, ihe maximum density permitted on site is a single-family residence. The R-3 zone does not <br /> allow for commercial uses.
