C <br />7. Based on 2194 square feet of crawlspace, 22 foundation vents should be provided. This <br />assumes 75% efficiency. Note that Everett does not permit the reduction to 10% as moisture <br />is considered ex.essive in our region. Scction 2306.7 <br />8. The site plan should show the surface paving of the front courtyard to include the location of <br />the landscape boxes as required by the Planning Department. <br />Accessibility <br />1. The plans should show an accessible route of travel from the primary entry doors of the lower <br />units to the public way. Sections 1103.2.2 & 1106.27.1, Item 4 <br />2. At least one bathroom in each downstairs unit (type B) should be accessible per Section <br />1103.1.8.2. This would include: <br />a) Minimum 30 x 48 inch maneuvering space within the room that doors may not encroach <br />n. Section 1106.27.11 Ex 3. <br />b) inimum clear Floor space for bathtubs or showers at 48 inches parallel to the tub/shower <br />d 30 inches perpendicular to the tub/shower. Sections 1106.27.1, Ex 12, 1106.11.10.2 and <br />1106.11.9.1. <br />c) Tub, shower and toilet blocking for adaptable (future) grab bars. Section 1106.27.2.1. <br />d) Note that the side grab bar is required on a toilet in a Type B unit which may preclude the <br />location of the toilet next to the tub. Section 1106.11.5.3 <br />e) The edge of a lavatory may be located not less than 15 inches from the center line of the <br />toilet, provided it is an accessible lavatory. Section 1 ] 06.11.5.1 <br />3.
