PLANNING DIRECTOR DECISION <br />REVIEW PROCESS I #03-019 <br />The City of Everett Planning Director grants approval of a request by <br />Lek 1tcsn ina to construct a single-familyresidence within a 25-Foot <br />buffer of a slope exceeding 40% at A45- cea r.�y�c t with the following <br />conditions: <br />All work must comply with the recommendations of the geotechnical <br />report prepared by Earth Consultants, Inc. dated May 5, 2003. <br />2. A Building permit will be required for the construction of this residence. <br />3. Access - Fire Department access roads (Fire Lanes) shall provide a <br />minimum of 15 feet in width of unobstructed, all -season driving surface <br />with a minimum clear height of 13'6". Fire Lanes will be posted and <br />maintained as required by the Fire Department. <br />4. A fire hydrant is required at the entrance to the easement access road. <br />5. Signs - Signs stating 'NO PARKING - FIRE LANE - TOW AWAY <br />ZONE' shall be provided the length of the easement access. Locations are <br />to be approved by the Fire Marshal. <br />6. Premise Identification Easements - The correct address of the residence <br />served by the easement access road must be posted upon a permanent sign <br />at the street entry to the easement access. In addition, the correct address <br />must be posted upon or near the residence in such a manner as to be <br />clearly visible and legible from the easement access road. <br />7. Installation of a residential sprinkler system in compliance with the <br />requirements of NFPA Standard 131) is required. Plans for such a system <br />shall be submitted to the Building Department for review and approval <br />prior to commencement of construction. A final "in the bucket" test, <br />witnessed by a fire inspector, will be performed prior to acceptance of the <br />system. Call (425) 257-8123 for more information. <br />8. PREMISE IDENTIFICATION AND ALL REQUIRED FIRE <br />DEPARTMENT ACCESS ROADS AND FIRE HYDRANTS SHALL <br />BE IN SERVICE PRIOR TO COMMENCEMENT OF <br />CONSTRUCTION. <br />9. Fire Flow - Minimum fire flow requirements for single and two-family <br />residences under 3600 square feet is 1000 gpm; over 3600 square feet, fire <br />flow is according to 1997 Uniform Fire Code, Appendix III -A. <br />V3 <br />
