7. all utilities and access roads or driveways to and within the site be located <br />so as to require the minimum amount of modification to slopes, vegetation or <br />geologically hazardous areas. <br />CONCLUSIONS: The following conclusions are based upon the findings of <br />the geotechnical report prepared by Earth Consultants Inc. <br />1. No modification to the portion of slope over 40% is proposed. The <br />proposed development should not adversely impact the slope if the <br />recommendations of the geotechnical report are followed. <br />2. Five test pits were dug to assess soils and hydrology. <br />3. By draining stormwater from impervious surfaces into a tightline system, <br />the proposed development should reduce erosion, seismic, and landslide <br />potential. <br />4. The vegetation on the portion of slope exceeding 40% will not be <br />disturbed. The slope's vegetation will b_ protected Nvith fencing and an <br />Environmentally Sensitive Area's covenant. <br />5. The proposal will be consistent with the purpose and provisions of this <br />Ordinance if the applicant complies with all conditions of approval. <br />6. There should be no impacts on the portion of slope exceeding 40%. <br />7. 'there will be no utilities or roads proposed on the slope. <br />The applicant may appeal the Planning Director's decision within 14 days of <br />the date of this decision. Appeal forms are available from the Planning <br />Department and must be submitted along with the required filing fee.
