Three off-street pazking spaces shall be provided for the principal and accessory dwelling <br />units. <br />The proposal shows more than !hree off-street parking spaces on site. <br />The single family appcarance and character of the dwelling shall be maintained waen viewed <br />from the su►rounding neighborhood. Only one entrance to the residence may be lccated on <br />any street side. <br />The proposed accessory dwelling unit will be located behind the existing garage. <br />'i. Only one electric and one water meter shall be allowed for the entire structure, serving both <br />the principal and accessory dwelling units. <br />Permits to obtain additienal meters are required prior to installation. Additional permits <br />would not be authorized for this site. <br />9. The secondary and principal dwelling unit shall comply with ali applicable requirements of <br />the Unifortn Building Code as adopted or amended by the Ciry. <br />Pertnits are required by the Building Department for any changes, alterations or additions to <br />insurc compliance with the Uniform Building Code prior to issuance. <br />10. The owner of a single family residence with an accessory dwelling unit shall file a Owner <br />Occupancy Certificate no later than April lst of each yeaz. <br />The owner is required to submit a Owner Occupancy Certificate and will be required to <br />update it each ye:ir. <br />11. :1 permit for an accessory dwelling unit shall not be transferable to any lot other than the lot <br />described in the application. <br />A separate permit and approval would be required for any accessory dwelling unit in a <br />different location. <br />l2. In addition to the conditions of approval required by this pertnit, the accessory dwelling unit <br />shall automatically expire whcnever: <br />a. Thc accessory d�velling unit is substantially altered and is thus no longer in conformance <br />with the plans approved by both the Planning Dimctor and the Building Official; or <br />b. The subject lot ceases to maintain at least three off street parking spaces; or <br />c. The applicant ccases ro own or reside in either the principal or the accessory dwelling <br />unit. <br />L3. The applicant shall provide a covenant..suitable for recording with the county auditor, <br />providing notice to future property owners or iong term lessors of the subject property that <br />the existence of the accessory dwelling unit is predicated upon the occupancy of either the . <br />accessory dwelling unit or the principal dwelling by the person to whom the accessory <br />dwelling unit permit has been issued. The covenant shall also requirc auy owner of the <br />property to notify a prospective buyer of the limitations of this Section and to provide for the <br />removal of improvements added to convert the premises to an accessory dwelling unit and <br />the restoration of the site to a single family dwelling in the event that any condition of <br />approval is violated. � <br />The applicant has submitted the proper form and will be required to record the fortn.
