These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2012 International Building Code,) (2012 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2012 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested, along with a reduced set of plans no larger than 11" x 17". 1. Update all code references in construction drawings to the 2012 International Residential Code (IRC), and the 2012 Washington State Energy Code (WSEC). 2. Provide R-21 insulation in the walls and R-30 insulation over the stairs where the stairs arc located in an unheated space (stairs from garage to main floor). 3. Specify area for all living space, garage, covered porch, and exterior stairs (equivalent to open deck for valuation). 4. Whole house fans located less than 4 feet from the interior grill shall have a sone rating of 1.0 or less per M1507.3.4.2 IRC. 5. Specify ledger connection required per Section R507 IRC. 6.
