( c <br /> INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA conditions but are <br /> associated with other laws or requirements. All requirements are preliminary in nature, and are based upon <br /> the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br /> must comply with all ordinances in eNect at the time a complete buiiding permit application is filed, including <br /> those not specifically set forth herein. Contact the Planning Department for information regerding appeals <br /> processes for the requirements listed in this document. <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with City Design and <br /> Construction Standards shali be submitted to the Public Works Department, showiny site parking layout, <br /> landscaping, utilities, storm drainage, temporary construction erosion control, and all required <br /> improvements in the public right-of-way. Public Works uepartment approval of these drawings is <br /> required prior to any permits being issued. All improvementa shall be completed, approved and <br /> warranted before the Occupancy Permit is issued. <br /> 2. Parking must be provided in a manner consistent with the City's zoning code and Design and <br /> Construction Standards for Development. <br /> 3. This project must comply with the current City of Everett Building Code and Sprinkler Ordinance. <br /> 4. Special charges for connection to the sewer and water systems in accordance with Ordinance 1998-94 <br /> and subsequent revision are applicable. These charges are based on projected water usage and can <br /> be substantial. The applicant is encouraged to obtain a copy of the ordinance and determine estimated <br /> charges prior to building permit application. The actual charges shali be computed by the Public Works <br /> Department per the ordinance in effect at the time and according to the information on the approved <br /> plans al the time of building permit issuance. <br /> 5. The sidewalk on the proposed frontage must be replaced per City Design Standards. <br /> 6. The driveways on Pacific Avenue must be removed and reptaced with curb, gutter and sidewalk per City <br /> Standards. <br /> 7. City streets are to be kept clear of dirt and debris at all times during construction. Dust suppression and <br /> street cleaning must occur as directed by the Public Works Inspector. <br /> 8. As-builts of storm sewer, sanilary sewer, and water systems will be required to be submitted per City <br /> Design and Construction Standards and Specifications for Development. <br /> 9. Any broken or damaged sidewalk shali be repairedlreplaced per the City Public Works Inspector. <br /> 10.A portion of the aliy must be vacated in accordance with City and State regulations. <br /> 11. The sewer main must be relocated prior to building construction in a manner consistent with City Design <br /> �tandards. <br /> 12. The ecology block wall along the edge of lhe new alley needs to be replaced with an aiternative <br /> retaining wall with a decorative surtace material. The details of the materials shall be specified with <br /> submittai for the Public Works Permit. <br /> 13. The building design will be reviewed in details at time of building permit subr�iittal to ensure compliance <br /> with the B-3 design standards. <br /> 3��j <br /> J <br />
