( <br /> 14.The B-3 zone requires implementation oF a minimum of twa special streetscape traatments from a me�nu <br /> of options. Public art and fountain may qualify to satisfy this requirement. For final approval, detailed <br /> designs and specifications must be submitted with the building permit applica��on. <br /> 15. Street trees are required to be located along all frontages, including Grand Avenue. The trees are to b� <br /> planted to City standards, 30' on-center. Submit a detailed landscape plan with the buiiding permit <br /> application. <br /> 15. The decorative metal garage door and garage screens, as well as the proposed artwork along the <br /> Grand Avenue exterior wall of the garage shall be specified in detail with the building permit application. <br /> 16. Submit with the building permit application a detailed open space plan showing all improvements to the <br /> required open space areas. The open spaces need to be easily accessible to the residents, attractive <br /> and usable. <br /> 17. In order to have a FAR ofi 3.18, a minimum of one bonus eiement must be provided From the menu. <br /> Below grade parking achieves that requirement. The project does not qualify for a bonus element under <br /> lhe category of"Retail frontage on a publicly accessible open space." Additional bonus elements are <br /> required to qualify for multi-famiiy tax credits. <br /> 18. Buildings greater than 30 feet high require ladder apparatus access in accordance with the 2006 <br /> International Fire Code, Section D105. The unobstructed width of the access in the immediate vicinity of <br /> the building shall be 26 feet. At least one of the required access routes shall be located within a <br /> minimum of 15 feet and a maximum of 30 feet from the building and shall be positioned parallel to one <br /> entire side of the building. <br /> 19. Three (3) Knox Boxes are required. <br /> 20. Fire apparatus access roads shail be marked whenever necessary to maintain the unobstructed <br /> minimum required width of roadways. Fire lanes shail be marked as follows: <br /> a. Curbs shall be idenlified by red trattic paint with a 6-inch wide stripe on the top and front, <br /> extending the length of the designated fire lane. <br /> b. Rolled curbs shall be identified by red traffic paint with a 6-inch wide slripe on the curb, extending <br /> the length ot the designated fire lane. <br /> c. Lanes without curbs shall be identified by red traific paint wilh a 6-inch wide stripe on the <br /> pavement, extendiny the length oi the designated fire lane. <br /> d. The words 'NO PARKING - FIRE LANE' shall be in 3-inch stroke white letters 18 inches in height, <br /> and placea 8 inches measured perpendicular from the red paint stripe on the pavement. In most <br /> cases, both sides of ihe access road shall be marked. Where long drives are to be marked, the <br /> repetilions shall allemate sides of the drive. <br /> e. Marking shall also include the addition of inetal signs slating 'NO PARKING - FIRE LANE-TOW <br /> AWAY ZONE'to be installed at intervals or locations designated by the Fire Code OKcial. The <br /> signs shall be approximately 12 inches in width and 18 inches in height and have red ietters on a <br /> white background. Metal signs shall be instalied on either 2-inch metal pipes for private property <br /> or treated 4-inch by 4-inch wood posts(or pubiic prooerty and shall be �ocated so that the bottom <br /> of the sign is a minimum of 7 feet above the curb. Where (ire lanes are adjacent to buildings or <br /> structures and when approved or directed by the Fire Code Official, the signs may be placed on <br /> the face of the building or slructure. <br /> Qj� <br />
