Ordinance Na. 1670-89, as amended. This includes payments of fair <br /> share iaprovements to the three locations mentioned 3r. the letter <br /> from WSDOT dated September l0, 1992. (SEPA Transportation <br /> Policies) <br /> 3. A pedestrian circulation system for the site must be approved by <br /> the Planninq and Public Works Departments prior to the issuance� <br /> of any buildinq permits. Pedestrian walkways ahall provide for <br /> efficient and convenient movement on-site and shall be provided <br /> for access froa the buildinq entrance to Fulton Street and <br /> Pacific and Hewitt 1►venues. A sidewalk must be added on the side <br /> of the buildinq to serve pedestrians in the Hewitt 1►venue parking <br /> area. W�lkways shall be separated from parkinq stalls and <br /> driveways b5• vheel stops, curbinq, and/or landscaping where <br /> possible. (SEPA Tranaportation Policies) <br /> 4. Hewitt and Pacific Avenues are desiqnated as "Gateway" corridors <br /> in the City's General Plan. � The General Plan states, "Because <br /> Everett vnnta to develop and promote an attractive imaqe, all <br /> entry corridors into the City should be designnted as "Gnteways" <br /> and standards should be applied to developments alonq such <br /> "Gateways" ralatinq to buildinq design, landecapinq, siqneqe, <br /> outdoor stnraqa and othar aesthetic considerations that vill <br /> serve to upqrnde Everett's imnge." To meet the intent of the <br /> policy, the followinq requirements shell apply: <br /> a. �, minimum of ten (10) feet of landscapinq must ba provided <br /> alonq the property's frontaqas on Hewitt and Pacific <br /> I►venues. This arae shall be provided entirely wathin the <br /> subject property. In addition, any excess riqht-ol-way must <br /> be lnndscaped on Fulton Street and Haritt and Paci£ic <br /> ]►venues. Landscaping alonq Hewitt and Pacilic 1►venues shall <br /> consist of atre�t troes planted at a maximum spacinq of 20 <br /> feet on center. Street trees shall be selected from the <br /> City'a approvad street tree list. Trees must be a minimum <br /> of 2.0 inch�s in cnliper. <br /> Nota: .
