A sketch of estimated JED hotel traffic is included. Con¢nents in response to their letter of January 12, 1978: Ttems 1 and 3 are in direct conflict stating the result of their plan would not have an effect on the alley (1) and their plan would confine traffic to tl�e alley (3) . Traffic volumes generated by the restaurant will range from 1000 to 9000 vehicles a day. Side street traffic volumes of 1000 VPD onto an arterial such as Pacific uaually meet signal warrants. This is a concern and has been explained. While this level of traific vclume through the north part of tYe alley is not a concern to Denny's, it is of concern to the City of EWerett. Their access SHALL be via Pine Street with the curb closing the parking lot access to the alley. It is the best alternative for Everett ar.d Denny�s. Accident experience of their alternative vrould necessitate closure of the alley at Pine or a "C" curb down the center restricting traffic movements. Justified complaints of residents along the alley would necessitate blockin9 the alley. The results of this would be unnec<�ssary expense to the City, and Denny's having only one srnall driveway on Pine Street.
