<br /> 1• Because of the limited turns and the amount of traffic
<br /> generated by Denny's Restaurant, we feel that the traffic
<br /> across via the mid-block alley to Pacific �ould not aenerat 5 e��
<br /> intersection-type traffic to amount to any hazards to the � �i'�ir

<br /> 2. It is true that our cur.rent parl;ing lot design would encourage
<br /> iitraffic through the alley, but not to the amount that it would
<br /> ` �I�„�laffect the ad_oining residences. The age of these homes and
<br /> �t o�^,� �dthe overall plan of the City to convert thi.s area to that of
<br /> ' �`� �:��' a commercial ar.ea in the near future, negates any concern to

<br /> �-° the houses abutting the alley for the en�ire iength are rented,
<br /> with the exception of two.
<br /> 3. Your statement that alley traffic would conflicc with the
<br /> vehicles entering and exiting garages facing the alley k�ould
<br /> only be temporary, for the reason tliat this will become a
<br /> comrnercial area. The reasoning of your traffic engineer
<br /> regarding the balance of the letter, we feel, do not reflect
<br /> or project lonq-term p! ann� jiq. plthough, the traffic pattern
<br /> 1=hat wi11 de�•e1oP in this area, esPecially along Pine, in the
<br /> C��nti nc�_r3 . . . .
