INFORMATION FOR DEVELOPER: <br /> 1. � Special Property Use Permit and Variance is required for the <br /> proposal. Additional conditions may be placed on the proposed <br /> project by the Hearing Examiner following the public hearinq for <br /> the propoeal. <br /> 2. Detailed drawings in accordence with City Desiqn and <br /> Construction Standards shall be submitted to the Public Works <br /> Department showinq site parkinq layout, landscapinq, utilities, <br /> storm drainaqe, temporary construction erosion control, and all <br /> required improvements in the public riqht-of-way. Public Works <br /> Department approval of these drawinqs is required prior to any <br /> permits being issued. �11 improvements shall be completed, <br /> approved, and warranted before Occupancy permits are issued. <br /> 3 . Special charges for connection to the sewer and water systems in <br /> accordance with Ordinance 1171-85 are applicable. The actual <br /> c�st shall be computed by the Building Department per the <br /> ordinance in effect at the time and according to the <br /> iseuanceion provided on the approved plans on the date of permit <br /> 4. City streets are to be kept clear of dirt and debris at nll <br /> times durinq construction. Dust suppression and street cleeninq <br /> must occur as directed by the Public Works Inspector. <br /> 5• Permits must be obtained for all fill removed from the site and <br /> placed within the City limits. A SEPA review is required for <br /> the placement of more than 500 cubic yards on a site. <br /> 6• Parking must be per City Zoning Code and city Desiqn and <br /> Construction Standards and Specifications. <br /> The Use-Standards Table of the Zoninq Code (paqe 12-03) <br /> references Section 34.030 of the Zoning Code for parkfng <br /> requirements for Community Service Facilities, including <br /> requiredsoffnstreet parking shalllbe determinedtby thetPlanning <br /> Director af.ter consultation with the City Traffic Engineer. <br /> itowe��er, Section 42.020 of the Zoning Code states that, "in the <br /> event that a proposed use or development requires more than one <br /> review process, the applications shall be reviewed by only one <br /> Review Authority to the extent permitted by City ordinances." <br /> Therefore, the required off street parkinq for this proposal <br /> shall be determined by the Hearing Examiner. <br /> 7. Placement and screening of refuse disposal areas must be <br /> provided per Section 39.080 of the Zoning Code. <br /> e . Rooftop mechanical equipment, including vents must be screened <br /> per Section 39.160 of the Zoning Code. <br /> 4 <br />
