9. Buildinq setbacks must be a minimum of 20 feet front yard <br /> (Pacific Avenue) , 5 feet interzor side yard, 10 feet corner yard <br /> (Nassau Street) , and 20 feet rear yard, unless a variance is <br /> obtained. A variance has been proposed to allow parking to <br /> extend into the front yard setback along Pacific Avenue. <br /> 10. Building heiqht shall be a maximum of 35 feet for a flat roof, <br /> 40 feet with pitched roofs having a minimum pitch of 4/12. <br /> (Section 16.020F of the Zoning Code) <br /> li. Landscapinq must be provided per Section 35 of the Zoning Code <br /> and Landscape Category B requirements. At a minimum this must <br /> include the followinq: <br /> a. �11 requirements of section 35 of the Zonirtq Code apply to <br /> expansions or alterations of existing uses when the value of <br /> the new construction and alteration occurrinq within a two <br /> year period is equal to or greater than 35 percer.t of the <br /> assessed value of the existing structure per Section 35.030B <br /> of the 2oning Code. At time of submittal for building <br /> permits, the Applicant must submit calculations showing the <br /> value of the expansion and alteration compared to the <br /> assessed value of the existing stzuctures. <br /> b. At a minfmum, Type III landscapinq must be provided along <br /> the Pacific Avenue frontaqe, except for driveways. The <br /> width of the landscapinq must be a minimum of l0 feet per <br /> 5�ction 35.080 of the Zonittq Code. Up to five feet of the <br /> required landscaping may be planted in the right-of-way if <br /> approved by Public Works. <br /> c. Landscapinq in the interior of the parking lot must be <br /> provided per Section 35.080D and E of the Zoning Code. <br /> Landscaping is not required for the parking in the interior <br /> of the parkinq structure, but is required for the upper <br /> deck. Landscaping is also not required in the interior of <br /> the parking lot propased for temporary parkinq durinq <br /> construction (see Condition 1 on page 1 and 2 of the MDNS) . <br /> d. Prior to iseuance of any permits, landscapinq plans must be <br /> reviewed and approved by the Planning Department per Section <br /> 35.100 of the Zoning Code. The landscaping plan must show <br /> location of rockeries and retaining walls, and qrading at 5 <br /> foot intervals. irrigation systems must be provided in all <br /> landscape3 areas per Section 35.130 of the Zoning Code. A 2 <br /> year maintenance assurance device must be provided for the <br /> landscaping per Section 35.13o B of the Zoning Code. <br /> 12. The City of Everett prohibits outdoor burninq; therefore, <br /> outdoor burning for the purpose of disposinq of construction <br /> debris is prohibited. <br /> 5 <br />
