If the Applicant cannot comply with the requirements <br /> of siqn Cat�egory D, a variance must be obtained from the <br /> Board of Adjustment or a Comprehensive Design Plan Permit <br /> must be obtained per Section 36.210 of the Zoning Code. <br /> 4. A landscapinq plan must be reviewed and approved by the <br /> Planning Department per Section 35.100 of the Zoning Code. <br /> The Applicant must provide landscapinq per the Prelir�inary <br /> Landecaping Plan, Exhibit A'14. <br /> irrigation of the landscaped areas must be provided per <br /> Section 35 of the Zoning Code. <br /> Performance and maintenance security devices for required <br /> landscnpinq shall be required per Section 35.120 and 35.130 <br /> of tha Zoning Code. <br /> 5. At time of submittal for Building Permits, the Applicant must <br /> submit information reqardinq the value of all expansions and <br /> renovntion on the site within a two year period and the <br /> assessed value of the existing structures. If the value of <br /> new construction and alterations occurrinq on the site within <br /> a two year period is equal to or. greeter than 35 percent of <br /> the value of existing structurea, the Planninq Director must <br /> require additional landsceping on the site per Section <br /> 35.0308 of the 2oning Code. <br /> 6. If any street trees on Pacific Avenue are damaged durinq <br /> construction, they must be replaced with street tree species <br /> approved by the Parks Department for Pacific Avenue. <br /> 7. The aecond level of the parking structure must be faced in <br /> brick to blend in with the existing hospital structure. <br /> 8. Of particulnr note, <br /> the Applicant should be awnre thet the temporary parkirtg plan <br /> during construction should consider the following com�eents <br /> from Public Worka: <br /> a. During construction, employees ahould use all available <br /> perkinq outside of the garage, other than the desiqneted <br /> visitor parking to free up as much parkinq as possible in <br /> the qarege for visitors. Having small areas of visitor <br /> parking around the site will not work effectively. <br /> Stacking and/or valet parkinq in the garaqe and in the <br /> other employee areas is necessary. All methods of <br /> reducing the parkinq demand on site, such as TDN, or <br /> shuttlinq, should be used. Pnrkinq for visitors should <br /> be free. Signage to the garnge for free parking for <br /> visitors should be visible. <br /> 9. The l�pplicant must provide the City with a parking plan which <br /> will address available parking after construction. Included <br /> in this plan should be some method of controlling parking <br /> during the change of shift at 3:00 p.m. <br /> l0. The Applicant must comply with all ordinance requirements <br /> listed under Information For Developer in Exhibit X5. <br /> 11.
