2. EXISTING SITE COIVDITIONS <br /> The site is located at 3324 Paine Ave, Everett, WA 98201 in Section 29, Township 29N, <br /> Range 5E, Willamette Meridian. See Figure 1 - Vicinity Map. The entire propeRy <br /> consists of a.72 acres. <br /> Land use around the site is primarily industriallcommerciai. The existing parcel currently <br /> contain� an existing steel frame and foundation that was recently damaged in a fire along <br /> with pavement for access and �arking. Along the north side of the existing �tructure <br /> there i� existing grass/lawn used for parking equipment. Since the existing frame and <br /> foundation of the fire damaged structure will be retained the proposed worlc in re-roofing <br /> and siding the structure will not be considered new NPGIS. Access for the new parking <br /> and loading dock will be provided off of Paine Ave and the parking has been designed as <br /> "one-way" access so the alley will also be improved to provide the exit for the new <br /> parking. <br /> The existing developable site is mostly rectangular in shape made up of one existing <br /> parcel. The parcel is approximately 140-feet east and west and 230-feet north and south <br /> with the exception of the alley in the northwest comer of the site. The grades on the site <br /> are flat with the steepest slopes approximately 1%. The vegetation found in the proposed <br /> area of disturbance on the existing property and alley consists of lawn, with gravel in t�ie <br /> area located within the R.O.W. <br /> A site visit was conducted on December 1, 2011. The weather was overcast with <br /> temperatures in ttie 40's. No surface water v�as observed on this site. <br /> The soil hydrologic types for this site have been identified as Type C from the Snohomish <br /> Count�� Soil Survey Map, see figure 5. This soil, Aldwerwood —Urban Land Complex, is <br /> typically moderately deep an e C m thee2 05 DOE Manu I d on till plains. This soil type <br /> is identified as a Till soil (Typ ) � <br /> This site proposes to build 0.24 acres of access, parking, loading dock and roof. <br /> Approximately 85% of this project will be impervious surface with the remaining area to <br /> be dirt along the south side of the existing building. <br /> Glacier Properties �� �15 <br /> December 2011 Page-6 <br />
