3. QEVELOPEd SITE CONDITIONS <br /> This development proposes to build 0.24 acres of new pavement and roof for parking and <br /> loading dock. The site has access off of Paine Ave and also borders the <br /> south end of an alley. Grades on this site are flat and run from east to west. The <br /> developed/disturbed portion of lhis project will be analyzed as an independent basin <br /> since no offsite flow other than those shown from tlie >.Iley and a portion oi the R.O.W. <br /> are collected by the proposed system. This site is located within ihe combined <br /> storm/sewer system basin for the City of Everett. Therefore, all of the proNosed <br /> impro�:ements will be connected to that system. Discharge from the loading dock and <br /> detention pipe will be conveyed directly to the existing sewer main u,rithin the Paine Ave <br /> P..O.W. <br /> Paved surfacec for this project will be collected and directed 10 the proposed detention <br /> pipe via catch basins and pipes.
