Snohomish County PUD No. 1 will develop a substation site screening treatment concepts <br /> �vithin twelve months after the approval of the Everett Station Area Plan by the Evr,mtt City <br /> Council. Such concepts will be compatible with the design theme, or ihemes,as adopted by <br /> the approved Area Plan. The site concepts wiil be developed in conjunction with,and <br /> reviewed and approved by the City of Everett Department of Planning and Community <br /> _ Development. <br /> 8. Once the City and the District mutually agree on the screrning treatrnents for the substation <br /> site, the District will construct the site treatments within five years. To the extent practical, <br /> the treatments will be phased and coordinated with other development or redevelopment oC <br /> the properties contiguous to the substation site. <br /> 9. The City snd the District may mutually agree to modify the substation site treatment(s)if <br /> redevclopment of the surrounding area results in a conclusion that the Area Plan could be <br /> better accomplished by altemative design. <br /> 10. In any event, the total financial responsibility of the District is limited to a current value(May <br /> 2002)of no morc that 5225,000. <br /> ll. The District will submit a letter to the City ag,reeing to the above conditions on screening <br /> treatment, which will become a part of the record. <br /> 17.. The District will landscape the entrance ro the Substation from Paine Avenue as shown on <br /> the District drawing numbered 5-32-P30, Revision 1,dated October 2001. <br /> A fourtcen day public comment period ended on July 17, 2002. You may appeal this decision to <br /> the City's Land Use Hcaring Examiner within fourteen days of issuance of this Decision.
