INFOR1dATION FOR DE\7ELOPER: <br /> 1. Parking must be per City Zoning Code and City Design and <br /> Construction Standards and Specifications. A desiqnated <br /> 10'X30' loadinq and unloading berth with a unoLstructed vertical <br /> clearance of 14' and 5 off-street parkinq spaces are required. <br /> 2. The outdoor storage area must be screened in accordance with <br /> Section 41.100.B.3 of the Zoninq Code. Placement and screening <br /> of refuse disposal areas must meet the requirements of Section <br /> 39.080 of the Zoninq Code. <br /> 3. Landscaping must be installed between the Paine Street and the <br /> addition. <br /> 4. A Public Works permit is required for drivevay access from Paine <br /> street. <br /> 5. The determination of fire flow will depend upon several factors: <br /> a. Whether oz not the existing buildings are ultimately <br /> classified as �ne or more buildings. if the buildinqs are <br /> opened to one another, it will become one buildinq, which will <br /> increase fire flow requirements. if they are opened to one <br /> another, the buildings will exceed the new city ordinance <br /> threshold for sprinkler systema. <br /> b. If the existing west buildinq remains separated from the <br /> other buildings, it will be treated as one building and the <br /> other two buildings would likely be classified as a separate <br /> buildings. Without an approved separation wall , the building <br /> would exceed the sprinkler threshold. <br /> c. If the three buildings became one buildinq and was required <br /> to be sprinklered, the fire flow would be appropriately reduced <br /> to 1,500 GPM. <br /> 6. If the new construction �aere to be classified as a separate <br /> building on its own, it would exceed the fire alarm thresho'!d o <br /> the new ordinance, but not the sprinkler threshold. <br /> 7. A portable fire extinquisher with a minimum UL rating of 2A must <br /> be provided within 75' travel distance to all portions of each <br /> building durinq construction and prior to occupancy. <br /> 8. if the new construction is clasrified as a separate buildinq, <br /> its appropriate street address must be posted in a conspicuous <br /> manner. <br /> 9. The City of Everett prohibits oatdoor burning: therefore, <br /> outdoor burning for the purpose of disposing �f construction <br /> debris or rubbish will not be permitted. <br /> l0.
