! <br /> INSPECTION REPORT ' <br /> It is apparent that over the years large pools c�f water <br /> have formed below the home in. the crawl space. Compounding this <br /> prc+blem, until recently there were few foundation vents. Consequently, <br /> much of the underside of the house was in advanced stages of decay. � <br /> Very recently there hae been eome major reinforcing of the entire H <br /> flooring support. The � .�tion included all of the wooden posts, � <br /> all sills, 258 of the floor joists, si9tering of the floor girders <br /> and the addition of numeroue crawl apace vents. The contractor <br /> also laid a plastic sheeting on the dirt floor of the crawl space y M <br /> in an attempt to limit moiature from the ground. �, H� <br /> Unfortunately, the pools of water were numerous and <br /> � t�i <br /> were deep enough to emerse much of .the plastic sheeting along � <br /> the crawl space. Hence there is still a moi.sture problem. The � <br /> renovation of the flooring appears to be semi-satisfactory. The H <br /> � z <br /> contractor appeara to have doae a very extensive job but serious � <br /> .. <br /> problems still e�[iat. � � <br /> Of a more immediate concern, the water is so deep in � � <br /> some areas of the crawl space that many of the wood posts support- � <br /> ing Y.he floor girders are emerse� in water, some as deep as three y <br /> , or £our inches. The posta are pzessure treated and are somewhat � <br /> moisture resistant but they will not resist decay if constantly � <br /> emersed in water. <br /> There are two floor girders, or main floor beams. They � <br /> extend north/south through the flooring and support the floor <br /> joists. During the renovation, the contractor sistered the girders y� <br /> in places with 2" x 12"s. At the north end of the gi.rders, the n <br /> girders at one time were inserte.9 into concrete notches in the � <br /> north foundation wall. I suspect that the ends of the girders � <br /> were seriously decayed and the cont�actor. cut off the last foot ' <br /> of these supports. To support the ends of the girders the contractor <br /> used underaized concrete piers. The piers are about a foot square. <br /> The contractor utilized asphalt shir.gles and cedar wedges to shim <br /> up the girders. Preseht codea specify foundation piers to be <br /> poured in place and be about 24" x 29" . <br /> Around the perimeter of the home, at the top of the <br /> foundation walle end supportinq the floor joists , are the eill <br /> plates. All of the aill plates were replaced by the contractor. <br /> Examining the dehris around the foundation walls, it <br /> is very apparent that all of the sill plates and many of the <br /> floor joists were in an extreme advanced stage of decay. Much <br /> of the wood material crumbled to powder when squeezed. <br />
