At the point where the floor joists come into contact <br /> with the sill plates, many of the floor joists were extensively <br /> damaged. Approximatel}• 258 of all floor joists were damaged and <br /> repaired by the contractor. Much of the repair of the repair <br /> of the joists was satisfactory. Joists of similar length were <br /> nailed to the damaged member. The new joists have full contact <br /> with the outer sill plate and the floor girder. Unfortunately, <br /> there are quite a few joists that were not correctly repaired. <br /> Instead of using long pieces which could contact both the sill <br /> pla•r.e and the girders in the center of the home, the contractor <br /> use�i onl}� short pieces, overlapping the weak joist partially. � <br /> Over a period of time the floor will droo as was � <br /> p proLably the <br /> case eefore the home was repaired. •• <br /> The repair of the home seems semi=adequate, aside from <br /> the remaining poolinq of water. It is doubtful that the contractor <br /> had a building permit. The patio blocks supporting the ends of. y � <br /> the two floor girders are very deficient. The posts are not strapped � � <br /> to the floor girdeYs. The inapector would not have accepted the � <br /> short sistering of some floor joists. � <br /> There is also some damage to the sub-flooring. � <br /> Upstairs, since the completion of the repairs, numerous � z <br /> cracks have begun to appear. Above most doorways and in many �.Z]' <br /> N H <br /> corners of the rooma cracks or bulges have bequn to form. in � y <br /> the bathroom at the noz•th side of the home directly above the � � <br /> short irders and the � <br /> 9 patio block piers, the door jam is distorted <br /> N <br /> and one end of the jam is puahed up approximately 1/2 inch. A N <br /> . bulge in the floor is also very noticable. in the northwest bedroom, � � <br /> directly above the second shortened girder and patio block, the ti � <br /> hinge side of the jam is pushed up and the door will not close � <br /> correctly, rubbing the top of the jam. � <br /> Of a more serious nature are cracks in the fire box <br /> and on the mantle of the fire place. Above the fire box a crack � <br /> weavea it's way up the face of the mantle, through the mortar � <br /> between the rockery. i., the fire box, at the back, beginning M <br /> in the second row of bricks, ie a crack which travels straight � <br /> up -through the bricka and mortar to the top of the box. The crack <br /> is very noticable and has split many of the fire bricks. <br /> Examininq the cracks in and on the fireplace,. it is <br /> very difficult to determine if the crack in the fire box was caused <br /> by the floor reinforcement. The metal log grating in the fire <br /> piace has drooped and one section �of the grating has drooped 4 <br /> inches and now contacte the floor of the fire box. I am certain <br /> that the mantle was cracked as a result of the renovation, for <br /> the mantle and rockery are built through a hole in the house <br /> framing and contact the wall studs. Any shifting of the house <br /> will cause the mantle to crack. <br />
