The site is <br /> bordered by Memll and Ring Creek ro the west, singlo family residences located to the <br /> east and north with light industrial aroas ro the south of the site. The site is 20.68 acres in <br /> I size, of which 9.92 acres is planned for development with the camaining 10.76 acres to <br /> remain undeveloped. The pmposed improvemenu include the construction of a 244 <br /> multi-family unit apartment complex and will include all necessary parking, utilities and <br /> Ilandscaping. <br /> ISite Drainage Features: <br /> ' Topography of the area to be developed slopes from the east to the west, with slopes <br /> ranging between 3.59b to 5096. <br /> I Three wedands have been delineated on the site. A fairly large weAand is located in the <br /> northern area of the site and is comprised of more than one acre with two much smaller <br /> wedands located in the west-central portion of the property. The two smaller wedands <br /> are comprised of 3,675 square feet and 950 square feet. <br /> � Currendy the site vegetation consisu primarily of a mixed coniferous forest with thick <br /> underbrush. Old growth stumps found on site indicate that this is a second growth forest. <br /> �_ Some sand mining had bcen done previously on site in the southeastern and central areas <br /> and in these areas reside a stand of red alder trees. <br /> � According to The Soil Survey of the Snohomish County Area", the soil for this area is <br /> classified as an Alderwood type soil, which consists of a gravely, sandy, loam and is <br /> � located on slopes of less than 8 percent. This soil type has moderauly high runoff <br /> potendal. For hydrologic modeling purposes, the soils onsite are classified as a SCS soil <br /> type "C"within Table I-5.5 hydrologic soil groups for soils in the Everett area. <br /> ' 1'he site is located within the Merrill and Ring Croek Drainage Basin. Existing <br /> stormwater on the site travels overland in shat flow and some channel flow exists within <br /> I naturally occurring ravines. Drainage from the site flows into Merrill and Ring Creek <br /> and then flows north along the property's entire west property boundary and eventually <br /> enters Possession Bay. <br /> ( <br /> I <br /> 2 � <br /> � <br />
